Hotel operations & hotel tech glossary
Clear, plain-language definitions of the terms you'll meet when choosing hotel software.
- Hotel operations software
- A platform that helps a hotel run day-to-day work — housekeeping, tasks, maintenance, F&B and team coordination — as opposed to a PMS, which manages reservations and billing.
- PMS (Property Management System)
- The system a hotel uses to manage reservations, rates, check-in/out and billing. Operations software works alongside it.
- Housekeeping software
- Assigns rooms, tracks clean/dirty/inspected status in real time, and keeps the front desk informed.
- Sentiment analysis
- Using AI to tell whether guest reviews are positive, neutral or negative, often by area such as rooms or breakfast.
- SIBA / AIMA
- In Portugal, hosts must report foreign guests within three working days (Lei 23/2007). Since the SEF was dissolved in October 2023 this is administered by AIMA/PSP.
- RevPAR
- Revenue per Available Room — average daily rate multiplied by occupancy. Better ratings are associated with higher RevPAR.
- ADR
- Average Daily Rate — the average price per occupied room per night.
- AI agent
- Software that carries out multi-step tasks on its own. Hotelview's agent, Dona Odete, analyses reviews and builds action plans.
